The charming town of Osprey is home to the Condominium Community of Hidden Bay, originally built between 1997 and 2001. A third phase, once delayed, is now ready for development! The entire Community sits between US41 and Little Sarasota Bay surrounding a lagoon. The property maintains its natural flora and features a wood walkway to the lagoon’s island, a 500 foot boardwalk through the mangroves and a 200 foot private dock extending into the bay. Water, Sewer and Electric lines are existing and the land sale is under Contract while the Buyer is doing their legwork. An anticipated closing date is beginning of Summer 2015. With so much already in place, development costs are lower creating a terrific inducement to a builder. The location is also a huge benefit being in a gentle spot to live, yet close to the excitement of Downtown Sarasota and even Venice is just half an hour south.
Baypointe Vista units were constructed in size from 1,750sf to 2,150sf as 2 bedroom, 2 bath homes up to 3 bedroom, 4 bath homes. Lake Vista condos, on the other hand, run slightly smaller: from 1,479sf to 2,100sf as 2 bedroom, 2 baths up to 3 bedroom, 3 bath homes. Over the last year 8 units have sold between $222,000 and $505,000 running from $115 to $247/sf.
